Terms of Service

These terms govern your use of SiteAcumen, operated by TerrainLogic LLC (“we,” “us”). By using the site or purchasing a report, you agree to them.
What SiteAcumen is — and isn't
SiteAcumen provides informational property-precheck reports: a plain-English summary of what local zoning and permit rules generally allow at an address, drawn from public municipal codes and third-party data sources.
SiteAcumen is not a substitute for a permit application, a land survey, engineering, or legal advice, and using it does not create a professional or advisory relationship. It does not guarantee that any project will be approved. Always verify with the local municipality before you design, quote, or build.
Accuracy and no warranty
We work to keep our data correct, but ordinances change, sources can be incomplete or out of date, and automated parcel and zoning data can be approximate. Reports are provided “as is,” without warranty of any kind, express or implied, including accuracy, completeness, or fitness for a particular purpose. Where our data cannot confirm a figure for your specific lot, the report says so — treat those items as prompts to verify, not as final answers.
Your responsibility
- Confirm the address and parcel shown are correct before relying on the report.
- Independently verify all setbacks, coverage limits, and permit requirements with the municipality before committing time or money.
- Use the report as one input to your decision — not the sole basis for it.
Payments
Reports are one-time purchases at the prices shown at checkout ($19 for a single project category, $49 for a full site report), delivered digitally and rendered on screen immediately after payment. Payment is processed by Stripe. Refunds are handled under our Refund Policy.
Ownership and your license to use reports
SiteAcumen, the website, report format, software, text, design, and compiled data are owned by TerrainLogic LLC or our licensors. When you buy a report, you may view, save, print, and share that report for your own household or project decision-making. You may not resell reports, copy the service, bulk-download data, or use the reports to build a competing product.
Acceptable use
The reports are for your own decision-making. You may not scrape, resell, redistribute, or systematically extract data from the service, or attempt to reverse-engineer it. You also agree not to misuse the service, interfere with its operation, probe or bypass security, submit malicious code, use automated access except as we allow, impersonate someone else, or use SiteAcumen for unlawful, misleading, or abusive activity.
Limitation of liability
To the fullest extent permitted by law, TerrainLogic LLC is not liable for any indirect, incidental, or consequential damages, or for decisions you make based on a report. Our total liability for any claim related to the service will not exceed the amount you paid for the report at issue.
Indemnity
If your misuse of SiteAcumen, violation of these terms, or unlawful use of a report causes a third-party claim against us, you agree to cover the reasonable costs and losses that result, including reasonable attorney fees.
Eligibility, suspension, and the rest
You must be at least 18 years old, or the age of majority where you live, to purchase a report. We may suspend or refuse service if we believe someone is misusing SiteAcumen or violating these terms.
If part of these terms is found unenforceable, the rest still applies. These terms, together with our Privacy Policy and Refund Policy, are the entire agreement between you and TerrainLogic LLC for SiteAcumen.
Third-party services and events outside our control
Some parts of SiteAcumen rely on third-party services such as Stripe and Google Maps. Your use of those features may also be subject to their terms and privacy policies.
We are not responsible for delays or failures caused by events outside our reasonable control, including outages, municipal-data unavailability, third-party service failures, emergencies, or changes in law.
Dispute resolution and governing law
These terms are governed by the laws of the State of Illinois, without regard to conflict-of-law rules. If a dispute comes up, please email us first so we can try to resolve it informally. If we can't resolve it, any claim related to SiteAcumen or these terms must be brought in the state or federal courts located in Illinois, unless a consumer-protection law gives you the right to bring the claim somewhere else. Either of us may bring a qualifying claim in small-claims court. SiteAcumen is a trade name of TerrainLogic LLC.
Changes and contact
We may update these terms; the “Effective” date above reflects the current version. Continued use after a change means you accept the updated terms. Questions? Email support@siteacumen.io.
